I feel like we didn't get a lot done at the house last week and we seem to be falling a bit behind on the timeline. I felt just a smidge discouraged this week about how much work we have left to do and how fast the time is going. Last week I mentioned that we were waiting for the electrician before we could move on with a few other things. He did not have time this week, so that will now be pushed back to next week. A few things we did do this week though were some more demo in the kitchen, demo ... continue reading...

Week 4: How to prep walls for paint
Last week at the rental house I mostly worked at cleaning up the house, getting more junk out of there, cleaning the walls, and patching holes all in order to prep the walls for paint. I didn't get everything ready for paint, but here are the steps I use to get my walls ready for painting. I plan to paint in about two weeks, so have a bit more time to prepare. You can see the timeline for our reno project at the very end of this post. 1. Clean the walls Before starting any painting, I want to ... continue reading...
Week 3: Interior wall removal between the kitchen and living room
This week was a very exciting week at the rental house! The major things we accomplished this week was the interior wall removal between the kitchen and living room, having the kitchen window replaced, and finishing up most of the demolition in the house. Interior wall removal We were pretty sure the interior wall between the living room was not a load bearing wall. Don't worry though, we didn't just start ripping and tearing without making totally sure. We first had our contractor put a ... continue reading...
Week 2: A little bit of laundry plumbing at the rental property
This past week we had a little bit of laundry plumbing done at the house. Do you remember how the washing machine is in the corner of the kitchen? You can see all the before pictures of the house here. This was a deal breaker for us and we knew it had to be moved. This house has a very small room across from the bathroom that is way too small to be a bedroom, but is the perfect size for a laundry room. We hired One Call Plumbing from Ingleside, Ontario to do the work for us. This job ... continue reading...
Week 1: Starting the rental house renovation
We have officially owned our new house for a week! I was pretty anxious to get in there and start the rental house renovation. The main things we wanted to take out were the carpet, the trim, the cabinets, the wallpaper, and the wall between the kitchen and living room. In the first week I'd say I'm about 1/3 done with the demolition. There's still a lot to do, but a good chunk is done already Living room The carpet in the living room was pretty dirty and quite stinky. It felt really good to ... continue reading...
We bought a house! Rental property number 1
If you've been following me for a while, you might know that we've been looking for a property to start some official real estate investing. It had always been my plan to do a house flip, but I couldn't quite find a property I liked, and as a beginner real estate investor we weren't ready to take a risk if the numbers didn't work. Then something switched and I decided to pursue a rental property that we could fix up a bit, add some sweat equity, then rent it out. Then up popped this lovely ... continue reading...
Painted blue spindle bunk beds for girls
Are you looking for bunk bed ideas for girls? I'm going to show you how I took a vintage wood spindle bunk bed and transformed it with paint. This soft blue paint color is a great girl bedroom idea, especially mixed with the palest pink wall paint and colorful accents. I used a custom mix of general finishes milk paint to get this light blue paint color. *This post contains affiliate links, which means I may get a small commission for purchases made through links in this ... continue reading...
How to build a DIY modern farmhouse bed for less than $100
This DIY modern farmhouse bed build started because we were given a king sized mattress. We weren't really in the market for a new bed, but when you get a fairly new mattress for free you take that opportunity. I had just completed our master bedroom makeover a little over a year ago, but a new bed also called for a mini room refresh. Master bedroom before When I worked on our bedroom for the fall 2017 One Room Challenge, I made an effort to add some color and pattern to our bedroom. ... continue reading...
